There are several "realities" created by short sales and foreclosures, that make shopping for that ultimate "steal" without a qualified agent unnecessarily risky.
1. All foreclosed homes are listed by a real estate agent as Lenders do not do FSBO (for sale by owner). It is usually "as is" with the right to inspect and an attitude of "buyer beware".
2. Short Sales may be better bargains now that new regulations require the lenders to respond to a buyer's offer on a timely basis, and there may even be a "Seller's Disclosure of Property Conditions" to review before you submit an "as is" offer. However, there may end up being additional fees or conditions that will need to satisfy in order to get clear title. I will assist you to engage the necessary professionals to investigate both the property condition and title concerns.
3. When possible I enjoy representing the "Buyer". This usually is at no cost to the buyer, as I will most likely get a portion of the commission the seller pays his Realtor. My goal is to provide information and advice with facts, to help my clients make an informed decision.
